Instructions For Reservations
- To make a reservation contact
us by e-mail or telephone to confirm dates, availability and rates.
- If the dates you request to reserve are available, we will reconfirm
with owner before sending you the rental agreement. Once availability
is certain, we will send you the rental agreement via Internet
or fax. Fill out the Rental and Security Deposit Agreement and
submit the signed agreement form with your 50% rental fee and
security deposit to the address on the contract within 7 days
to confirm your reservation.
- The reservation will automatically be cancelled if payment is not received on time.
- A confirmation will be sent to you by e-mail upon receipt of
the deposits and signed rental agreement.
- Send the balance of Rental payment and the Security Deposit
prior to 60 days before rental period.
- A receipt for the final payments will be sent to you by e-mail
with your final confirmation.
- Before your arrival, you will be sent by e-mail emergency
contact information, detail directions to the villa, and instructions
on the pick up of your key.

Terms of Payment and Refunds
Reservations require a 50% deposit plus security deposit
within 7 days of booking for confirmation. The balance
of rental must be received within 60 days prior to the
arrival date. Failure to pay rental deposit, security deposit
or balance of rental on time could result in loss of reservation.
If reservations are made less than 60 days before arrival, then
100% of rental and security deposit are required within 7 days of
booking. The rental deposit, less a $250 processing
fee is refundable until 90 days prior to the arrival date.
Cancellations between 61-90 days of arrival are subject to a 50%
surcharge of the rental. Cancellations between 31-60 days
of arrival are subject to a 75% surcharge of the rental. Cancellations
less than 30 days of arrival are subject to a 100% surcharge of
the rental. Bookings for Christmas and New Year are subject
to 100% surcharge regardless of time of cancellation. The security deposit will be refunded upon any cancellation. Client accepts that refunds may be subject to a bank or mail commission and or expenses.
Deposits can be made by:
- Wire Transfer
- Credit Card - VISA, MASTERCARD (inquire if interested)
- Bank Deposit
- Cash
The payment should be made after receipt of Rental Agreement and Payment Instructions. We must also receive a copy of the signed contract for the reservation to be valid. Rates listed do not include 10% IVA tax.

is a web site where you can shop for insurance coverage for cancellation
due to medical, emergency evacuation, lost luggage, unforeseen weather
conditions, etc.
Damage/Security Deposit
After checkout the property will be cleaned and a thorough
inventory taken before the next guests check in. Provided
there is no more than reasonable clean up and nothing damaged or
missing, then a check for the returned security deposit will be
mailed to you if possible within 14 days of departure. It is understood
that damages or lost items will be deducted at replacement cost,
which may include but is not limited to labor expense, shipping
and importation costs. Locked pantries and closets are reserved
for the use of the property owner and are not included in this
rental. You as the guest agree to take all reasonable steps
to ensure that your family and other guests in your party adhere
to the rules and regulations affecting the villa.
Guests are responsible for the property, its contents, and themselves
during occupancy. Guests must lock windows and doors securely
when not on the premises, and must observe all cautions, as given
in the "Guest Book or from the property Owners or their
staff. Each property is privately owned, so décor,
colors and inventories may change. Rearranging the furniture
or removing any items from the villa is prohibited. It is
further understood that exceeding the maximum occupancy will forfeit
the security deposit.
Most properties charge a $500.00 Security Deposit. Taninah, Hacienda Uxmal and Villa Brisa Caribe charge a $1,000.00 Security Deposit. Security Deposit required is subject to individual owner decision.
Once we receive the check out form from the property owner/manager stating there is no damage fee, your security deposit will be returned minus a $25.00 handling fee.
Registered Guests
Only registered guests are allowed inside the villa and on the
property. Permission of the Property Administrator must be
obtained for any non-registered access.
Check in - Check out Time
Check-in 3:00 PM, check-out before 11:00 AM. It may be possible to arrange early check in and/or late check out at half a days rate if it does not conflict with another guest arrival or departure.
Questions, Complaints and Maintenance
The property owners and their staff work hard to ensure that
the villa and amenities are in place and in good working order.
The owner or their administrator will be available to handle questions,
complaints and supervise maintenance. In case of a maintenance
problem, the property administrator will strive to have the problem
repaired as soon as possible after being notified. However,
no refund or rate adjustment shall be made for unforeseen failures
such as the supply of electricity, water, pool filtration systems,
air conditioning, telephone, television or satellite service, appliances,
etc. It is guest's obligation to report any problems or damage
immediately to the administrator or owner.
Electronic Safes and Keys
There is a $75 charge for lost property keys or safe keys
to replace the locks.
Satellite TV
For those properties with satellite, please do not reprogram the
satellite TV system or disconnect wiring to TV, VCR or stereo.
If you do and then we have to have it reprogrammed, there will be
a $50 charge.
Key Lock Box
For those properties with access to their house key via lockbox, please do not remove the key from the lock box and do replace the lock box top after each use of key. Failure to do so will result in a $25 charge.
Cellular Telephone
For those properties with cellular phone offered to guests, if
the cellular telephone is lost or damaged, there will be a $150
charge to replace it. There will be no refund for any time
still credited to the telephone upon checkout.
Responsibility
The renter named in this agreement will be responsible for themselves
and all guests whether they are registered in the villa or not.
The renter acknowledges that Playa Beach Rentals, property owners,
employees, and agents do not carry personal liability insurance
and can not be held responsible regardless of fault, for any accident,
loss, damage or injury suffered by the renter, members of their
party or any other guests which the renter or their party have allowed
access to the property, regardless if said loss is a result directly
or indirectly from acts of god, danger incident to the sea, any
body of water, fire, breakdown of machinery, equipment, acts of
government or other authorities, de jure or de facto,
wars (whether declared or not), hostilities, civil disturbances,
strikes, riots, thefts, pilferage, epidemics, quarantines, custom
regulations, delays or cancellations of or changes in itineraries
or schedule or from acts of omission of any airline. Furthermore,
the renter will release and hold harmless any and all parties involved
with the rental, management and reservations of the property and
to release and hold harmless it's owners or representatives for
any loss or damage to personal property or for any injury and/or
death.
Terms of Service
Terms of Service Agreement ("Agreement") is made between Playa Beach Rentals (the "Company") and any person (collectively "you", "your" or "I") who uses any of the services offered on this web site (the "Service").
By accessing or using any part of the Service, You expressly agree to and consent to be bound by all the terms of this Agreement. If You do not agree to all the terms of this Agreement, You may not use or access any part of the Service.
1. The Service
• a. Description. The Service is proprietary to Company and is
protected by intellectual property laws and international intellectual
property treaties. Your access to the Service is licensed and not
sold. Company agrees to provide you with non-exclusive access to or
use of the Service, consisting of providing rentals and listings of privately
owned vacation homes, subject to the terms and limitations set forth
in this Agreement.
• b. Accessibility. You agree that from time to time the Service may
be inaccessible or inoperable for any reason, including, without
limitation: (i) causes beyond the control of Company or which are not
reasonably foreseeable by Company; (ii) periodic maintenance
procedures or repairs which Company may undertake from time to time;
or (iii) unforeseen malfunction of rental property.
2. Representations and Warranties
You represent and warrant to Company that: (a) you are over the age of
eighteen (18) and have the power and authority to enter into and
perform your obligations under this Agreement; (b) you shall comply
with all terms and conditions of this Agreement, including, without
limitation, the Acceptable Use Policy set forth at Section 4; and (c)
if requested, you have provided accurate and complete registration
information, including without limitation, your legal name, address
and telephone number.
3. Ownership
You acknowledge that any and all content listed on the playabeachrentals.com web site, as well as any e-mail communications generated from the Service, (collectively, the "Content") is and shall remain the property of the Company. Any and all content may not be used, copied or modified by you without the express written permission of the Company.
4. Acceptable Use Policy
You agree not to engage in unacceptable use of the Service, which includes, without limitation, use of the Service to: (a) disseminate or transmit unsolicited
messages or unsolicited commercial email; (b) disseminate or transmit
material that, to a reasonable person may be abusive, obscene, pornographic, defamatory, harassing, grossly offensive, vulgar, threatening or malicious; (c) disseminate or transmit files, graphics, software or other material that actually or potentially infringes the
copyright or trademark patent of any person; (d) create a false identity or to
otherwise attempt to mislead any person as to the identity or origin of any communication; (e) export, re-export or permit downloading of any message or content in violation of any export or import law, regulation or restriction of the United States and its agencies or authorities, or without all required approvals, licenses or exemptions;(f) disseminate or transmit viruses, trojan horses or any other malicious code or program; or (g) engage in any other activity deemed by the Company to be in conflict with the spirit or intent of this Agreement.
5. Limitations
• a. Privacy. It is the policy of the Company to respect your
privacy. Company will not monitor, edit, or disclose any personal information about you without your prior consent unless Company has a good faith belief that such
action is necessary to: (i) comply with legal process or other legal
requirements of any governmental authority; (ii) protect and defend
the rights or property of Company; (iii) enforce this Agreement; or
(iv) protect the interests of users of the Service other than you or
any other person.
• b. Inaccuracies. You acknowledge that inaccuracies and/or
typographical errors may exist within the Service.
• c. Displayed Rates. In order to provide a consistent base of comparison among the various Content within the Service, the weekly rates displayed for each listing are often calculated from rates provided by the property owners. You acknowledge that a rate listing does not necessarily imply the availability of weekly rentals and that rates may change at any time without prior notice.
• d. Listing and Rental Service. By using the Service, you acknowledge that the
Service is a listing and rental service and that information about a particular property
is supplied by the property owner, not by the Company. The price and other terms of any rental remain subject to decisions of the property owner. The Company cannot always verify all information that property owners supply or guarantee the properties they offer.
• e. Non Solicitation. The Company provides listing Service to permit You the ability to review information about rental properties. You acknowledge that the Company has expended significant time and money in collecting the Content contained within the Service. As a result, the Service is provided to you for the purpose of rental inquiries and rental of vacation properties. Use of the Service and its Content for any other reason, including but not limited to the solicitation of the Company's clients, is strictly forbidden.
You acknowledge that the Company's damages for your failure to adhere to the non-solicitation provision set forth herein are difficult to ascertain. As a result, you agree to pay to the company an amount equal to One thousand dollars for each violation of the non-solicitation provision.This provision is intended to establish liquidated damages and is not intended as a penalty. This liquidated damages provision does not waive or alter any remedies available to the Company under this Agreement, at law or in equity for your default hereunder.
6. Termination
This Agreement is effective upon your acceptance as set forth herein and shall continue in full force until terminated. Company reserves the right, in its sole discretion and without notice, at any time and for any reason, to terminate this Agreement.
Disclaimer of Warranties
The service is provided on an "as is" basis without warranty of any kind, express or implied. You expressly agree that the use of the rental service is at your sole risk. Company does not warrant that the Service will be uninterrupted or error free, nor does Company make any warranty as to any results that may be obtained by use of the service. Company makes no other warranties, expressed or implied, including but not limited to, any implied warranties of merchantability or fitness for a particular purpose in relation to the service.
Limitation of Liability
Under no circumstances shall Company be liable to you or any other person for any indirect, incidental, consequential or punitive damages arising out of or relating to this Agreement. Your sole and exclusive remedy hereunder shall be for you to discontinue use of service, vacate rental property and terminate this Agreement.
Indemnification
You agree to indemnify, hold harmless and defend Company, its shareholders, directors, officers, employees and agents from and against any action, cause, claim, damage, debt, demand or liability, including reasonable costs and attorney's fees, asserted by any person, arising out of or relating to: (a) this Agreement; (b) your use of the Service.
